BUILDING CODE REVIEW
Provide full reviews of all plans and specifications at any stage of project creation, (SD's, DD's, CD's), for compliance with all applicable California, International, and/or other relatative codes.
This includes Code Summary's, Exiting Analysis, changed Construction Type, change of Occupancies, Area Increases, Assembly related issues, Atriums, Fire Stopping, and Edge of Slab protection among many other important building design requirements.
Additional prime services of reviewing and coordinating (ERRCS) Emergency Radio Responder Communication Systems can be provided.
Photovoltaic Systems can also be reviewed for compliance, completeness, etc.
FIRE - LIFE SAFETY REVIEW
We will review your plans for compliance with Fire Marshal's and/or the local fire authority in charge of your project(s) for compliance with all associated codes, regulations, and all fire ~ life safety issues.
This would include coordination on site fire access plans and building review exhibits for local Fire Authority access approval.
Exiting and life-safety is also reviewed under the Building and Fire Code review.
Additionally, fire alarm system drawings can also be reviewed or advised on (will review submittal and design for completeness as required by the Fire Code and NFPA 72).
MECHANICAL, ELECTRICAL, PLUMBING REVIEW
Constructability / Code check reviews provided for your project for code compliance, coordination, and completeness on your projects.
(Optional services - Accessibility, & Energy Compliance.)
This would include all Fire life-safety related components and coordination with associated MEP where occurs,
ARCHITECTURAL CONSTRUCTABILITY REVIEW
Coordination & Constructability plan and specification review provided. (i.e. peer review, quality control, especially waterproofing related issues).
Services can be tailored to your needs by way of partial or full reviews. Including during Schematic Design, Design Development & Construction Documents Phases as occurs.
Including into the Construction Administrative Phase where critical time sensitive decisions are made resulting in minimizing costs.
BUILDING OCCUPANCY RECLASSIFICATION ANALYSIS
Should you need to move assembly related or other occupancies to a building that its initial construction may not be able to accommodate those new occupancies, then we can assist you in the process of determining suitability of the existing building for those intended uses prior to purchasing the building and also navigating and coordinating with the Building and Fire Official's requirements in order to allow your proposed building use to proceed.
