BUILDING CODE REVIEW
Provide full reviews of all plans and specifications at any stage of project creation for compliance with all applicable International, California, or other related codes.
This includes Code Summary, Exiting Analysis, changed Construction Type, change of Occupancies, Area Increases, Assembly related issues, Atriums, Fire Stopping, and Edge of Slab protection among many other important building design requirements.
FIRE - LIFE SAFETY REVIEW
Will review your plans for compliance with local fire authority regulations and life safety issues.
This would include site fire access plan / building review exhibit for local Fire Authority access.
Exiting and life-safety is also reviewed under the Fire Code review.
Additionally, fire alarm system drawings can also be reviewed or advised on (will review submittal and design for completeness as required by the Fire Code and NFPA 72).
MECHANICAL, ELECTRICAL, PLUMBING REVIEW
Constructability / Code check reviews provided for your project for code compliance, coordination, and completeness on your projects. (Optional services.)
ARCHITECTURAL CONSTRUCTABILITY REVIEW
Coordination & Constructability plan and specification review provided. (i.e. peer review, quality control).
Services can be tailored to your needs by way of partial or full reviews. Starting with Schematic Design, Design Development & Construction Documents Phases.
Including into the Construction Administrative Phase where critical time sensitive decisions are made resulting in minimized costs.
BUILDING OCCUPANCY RECLASSIFICATION ANALYSIS
Should you need to move assembly related or other occupancies to a building that its initial construction may not be able to accommodate those new occupancies, then we can assist you in the process of determining suitability of the existing building for those intended uses prior to purchasing the building and also navigating and coordinating with the Building and Fire Official's requirements in order to allow your proposed building use to proceed.
